Short-term lending solutions

SPF’s multi-award-winning Short Term Finance team offers expertise in bridging finance. With many decades of experience across the entire team, we work with a wide range of providers of property loans and finance solutions.

We pride ourselves on our approach to finding the most suitable and cost-effective products for our clients, including bespoke arrangements which cannot be achieved by approaching lenders direct. The process of achieving the right finance through us is straightforward and hassle-free and our highly experienced advisers can act quickly should tight timescales need to be met.

Bridging finance is a short-term loan secured against your property until you either sell the property or arrange for a longer term alternative type of finance, such as a buy-to-let mortgage. It is typically used for speed and flexibility and can be used to purchase a property or release equity quickly.

SPF are experts in auction finance having completed on hundreds of auction purchases with all the major auction houses, across all types of properties. We work with both bridging and mortgage lenders to deliver the most competitive and suitable finance for you.

If you are purchasing a property that is in need of refurbishment, or you plan to carry out works to the property under planning permission, it is possible for SPF to arrange funding towards the purchase and to also finance the build costs.
