Regulated and Buy to Let Mortgages

There will be a fee for regulated and buy to let mortgage advice. A maximum fee of 1% of the loan amount is payable. For example, if we arrange a loan of £100,000 the fee could be £1,000. The exact fee charged will depend on the amount of work undertaken. We may also be paid commission by the lender.

For Lifetime Mortgages a maximum fee of 1.5% of the loan amount is payable, subject to a minimum fee of £1,495 – for example on a mortgage of £200,000 the fee would be £3,000. The exact fee will be dependent on your circumstances. We may also be paid commission by the lender.

Bridging Finance

A maximum fee of 1% of the loan amount is payable – for example on a mortgage loan of £100,000 the fee would be £1,000, the exact fee will be dependent on your circumstances. For Bridging Finance where the net loan amount is £150,000 or below, the maximum fee we charge is £1,995. We may also be paid commission by the lender.

Wealth Management

SPF’s Wealth Management team offers a complimentary initial consultation. If you then choose to take financial advice from us, we will always provide you with an estimate of the cost in advance.

Pure Protection

We receive commission from the insurer.

General Insurance

We receive commission from the insurer.

For Legal Indemnity policies we may charge a fee for the recommendation made to you depending upon the premium you pay. Where the single/annual premium falls below £50, this broker fee will be for the difference between these amounts, although will not exceed 100% of the premium quoted. For example, where the premium is £40 a fee of £10 will be charged. Where the premium is £20 a £20 fee will be charged.


We are able to act as mortgage, insurance and wealth management advisers.

If we are providing advice or any information, we aim to ensure that the data provided is accurate and current and we update the site on a regular basis. We cannot be held responsible if you are refused a mortgage by a particular lender or only granted one subject to conditions that you find unacceptable. We also cannot be held responsible for any insurance which is declined or has additional exclusions or endorsements applied that you find unacceptable.

As part of the mortgage application process, information provided by you may be passed to credit reference agencies.


The Financial Services Compensation Scheme (FSCS) is the UK’s statutory compensation fund for customers of authorised financial services firms who are unable to pay claims against them, usually because they have gone out of business.

You may be able to claim compensation from the FSCS if we can’t meet our obligations. The amount of compensation available will depend on the type of business and the circumstances of the claim. We can provide more specific information on request, but as a guide:


Advising and arranging is covered up to a maximum limit of £85,000.


Eligible claims for most types of investment business are covered up to a maximum limit of £85,000.


In the majority of cases, eligible claims about the advising and arranging of protection products are covered for 90% of the claim, without any upper limit. For compulsory classes of insurance, insurance advising and arranging is covered for 100% of the claim, without any upper limit.
