What we arranged: Our clients needed to capital raise in order to purchase the short lease on a London flat. At the same time, a purchase price had been agreed for the lease to be extended. Liaising with the solicitors, valuer and lender, the consultant was able to obtain a mortgage offer facilitating the purchase of the extended lease. A change in circumstances together with timescales not being met (due to legal complications) resulted in the withdrawal of the initial offer. With the agreed deadline for the lease extension quickly approaching, the client was in danger of losing the ability to purchase the extended lease. Again, liaising with 2 sets of solicitors and getting the valuer involved, SPF was able to arrange bridging finance at very short notice. The client completed in time and was at last able to purchase the extended lease.

CML figures point to slight thawing in availability of buy-to-let funding

Data issued by the Council of Mortgage Lenders (CML) has pointed to a slight thawing in the availability of funding for buy-to-let investors. Mortgages granted in the second quarter were up 13% on the first quarter and 15% higher than in the corresponding quarter of 2009.
